Newly constructed modular non-metal single family homes from
800 sq. ft. to 5,000 sq.ft.
Step 1: Application Phase
Fill out a New Custom Homeownership Application. An Application Fee of $199.00 for a single applicant or $299.00 for a married or joint applicant, will be required at the submission of the application. These fees are non-refundable. Applications are approved based on less than 60% of the Debt-to-Income Ratio. The income will determine your home size (Square Footage), which is no more than 30% of your income.
If your application is denied, you have six months to one year to (Increase income or Decrease debt) and resubmit your application with a $25.00 Resubmission Fee (non-refundable).
If you are approved, and for any reason are not able to proceed with the program, your Application Fee will be good for up to three years. It will be necessary to resubmit your information with a Resubmission Fee of $25.00 (non-refundable) after six months.
Step 2: Design Phase
After being approved for a new home, we will schedule a meeting to go over the terms and process of the Design Phase. You will meet with one of our Designer Sales Consultants. Over several meetings, we will cover your Designer Agreement, floor plans, modifications, upgrades, interior and exterior options, cost, and location of build. You will be responsible for a Designer Activation Fee to start the Designer Phase, starting at $1,500.00 for our 800 square foot home. The Designer Activation Fee increases $75.00 every 100 square feet.
Step 3: Construction Phase
After the completion of the Design Phase, you will finalize your Fix Payment Contract. You will be responsible for paying the Principal Payment Deposit. The Principal Payment Deposit is a range between three-Monthly Principal Payments and twelve-Monthly Principal Payments. The Principal Payment Deposit is due at the signing of the Fixed Payment Contract. The purpose of the Principal Payment Deposit is to support the upfront cost of your New Custom-Built Home, which includes: Land Purchase, Architectural Blueprints, Survey, Elevation Certificate, Soil Test, Culvert Installation, Property Clearing, Select Field Dirt and Pad, Water Well, Septic Tank, Permits, Etc., which these things are necessary for the preparation of the build. The amount will be applied to the last payments of the Fix Payment Contract.
In some cases, customers may be responsible for extra upgrade charges beyond the scope of the program. These upfront charges are in addition to the Principal Payment Deposit.
On January 1st, or June 1st, the construction process begins, which includes the above-mentioned items. The estimated time frame of construction process can take six months to one year to complete.
